Spence Lane Office Building Case Study: Heating and Cooling this Energy Miser Costs a Fraction of the Norm

1. Tennessee Valley Authority (TVA) analysis of the Spence Office Building, located at 640 Spence Ln., Nashville, Tennessee. This analysis compares space conditioning energy use between the Spence Office Building and thirteen other buildings in Tennessee of similar size and use.

Results

The TVA analysis concluded that the calculated average energy use of the space conditioning (HVAC) systems in the 13 conventional buildings was 64,347 Btu/Sq. Ft./Year. This compares to 16,812 Btu/Sq. Ft./Year for the Spence Office Building.

At $.055 per kilowatt hour, the difference between 64,347 and 16,812 Btu/Sq. Ft./Year amounts to $.766/Sq. Ft./Year in energy savings. The 16,812 Btu/Sq. Ft./Year includes the energy used to heat and cool a computer facility occupying about 4% of the building's space. The metered power use of the building's space conditioning (HVAC) system was 11,885 Btu/Sq. Ft./Year.
